ALIVAA Hotels & Resorts has added another property to its Himachal Pradesh portfolio with the opening of Alivaa Boutique McLeod Ganj.
The launch marks the third hotel entrusted to the company by owner Rakesh Rawat in 12 months, as well as ALIVAA’s second property in the Dharamshala–McLeod Ganj belt.
Set against the Dhauladhar ranges, Alivaa Boutique McLeod Ganj has been positioned as a boutique hospitality offering that combines contemporary comforts with the local character of Himachal Pradesh.
The hotel features curated accommodation, personalised service and local experiences aimed at leisure travellers looking for a more intimate mountain stay. Its opening also gives ALIVAA a stronger presence in the Dharamshala–McLeod Ganj tourism circuit, where demand is increasingly driven by experiential and leisure travel.
The Business Behind the Stay
Beyond the guest experience, ALIVAA is looking to differentiate its management model through a centralised commercial strategy covering revenue management, distribution and market positioning.
Akash Bhatia, Chief Executive Officer, ALIVAA Hotels & Resorts, says the approach allows the company to focus on revenue optimisation while retaining the individual identity of each hotel.
“Every property we manage benefits from a centralized commercial strategy, sophisticated revenue optimization and strong market positioning, allowing owners to maximize returns while preserving each hotel’s unique identity,” Bhatia said.
For an owner, the decision to hand over a third property to the same operator within a year is perhaps the clearest measure of whether that proposition is working.

Three Properties, One Partnership
Vikramjit Singh, Founder, Chairman & Managing Director, ALIVAA Hotels & Resorts, views the latest opening as a reflection of the trust built with its ownership partners.
“Having Rakesh Rawat entrust ALIVAA with three properties within a single year is a strong endorsement of our operating philosophy, our commercial capabilities and our commitment to creating long-term value for hotel owners,” Singh said.
Rakesh Rawat, meanwhile, points to his experience with ALIVAA’s management of his existing hotels as the reason behind the latest expansion of the partnership.
“After seeing the performance of my existing properties under their management, partnering with them for a third hotel was an easy decision,” he said.
With three properties added under the same ownership relationship in 12 months, ALIVAA is using repeat partnerships as a key route to portfolio growth, while expanding its presence across India’s leisure and business destinations.
