Four Seasons partners with Catuaí Asset to announce luxury beachfront development in Rio de Janeiro.

Four Seasons, in partnership with real estate asset management firm Catuaí Asset, has announced the Four Seasons Hotel Rio de Janeiro at Leblon, marking the brand’s return to Brazil. Located along the iconic Leblon beach, the hotel will occupy the tallest building in the area and feature approximately 120 rooms and suites with panoramic views of the Atlantic Ocean.
The property, currently known as Hotel Marina Palace, will undergo a comprehensive renovation ahead of its planned 2029 opening, transforming the existing structure into a landmark luxury hospitality destination while preserving its architectural legacy.
Strengthening South America Portfolio
The hotel will offer multiple dining concepts, including a rooftop bar and pool overlooking the ocean and a signature restaurant highlighting locally inspired cuisine alongside international favourites. Guests will also have access to spa and wellness facilities and curated beachfront experiences.
Strategically located about 30 minutes from Galeão International Airport, the Leblon property will join Four Seasons’ growing South American portfolio, which includes hotels in Buenos Aires, Bogotá, and Cartagena. The project reflects Four Seasons’ broader strategy to expand in high-profile global destinations while partnering with established local developers to deliver premium hospitality experiences.
