Cygnett Takes Cozzet to Odisha with 50-Key Gopalpur Signing
The 50-key brownfield hotel near Gopalpur Sea Beach will feature sea-view rooms, 2,500 sq. ft. of event space and a rooftop restaurant, with an opening slated for March 2027.

Cygnett Hotels & Resorts is expanding its presence in eastern India with the signing of Cozzet VICASA Gopalpur, a 50-key brownfield property in Odisha’s Gopalpur beach market. Scheduled to open in March 2027, the hotel marks another step in the company’s strategy of pursuing asset-light growth and conversions across Tier II, Tier III and emerging leisure destinations.
Located around 800 metres from Gopalpur Sea Beach, the property will cater primarily to leisure travellers, families and weekend guests, while its event infrastructure is expected to bring weddings and small corporate groups into the demand mix. Several rooms will offer sea views.
Cozzet VICASA Gopalpur will comprise 50 guest rooms, including sea-view accommodation. The hotel will also offer approximately 2,500 sq. ft. of banquet and event space, with capacity for around 180–200 guests.
A rooftop restaurant serving regional specialties alongside global cuisine will form part of the food and beverage offering, with its coastal setting expected to provide an additional leisure-led experience for guests.
The combination of rooms, F&B and mid-sized event facilities is designed to give the property a diversified demand base spanning individual leisure stays, family travel, social events, destination celebrations and smaller corporate gatherings.
Brownfield Growth in Emerging Markets
The signing comes as branded hotel development increasingly expands beyond India’s established metropolitan and gateway markets. According to HVS ANAROCK’s India Hospitality Industry Overview 2025, Tier III and IV markets accounted for 44% of hotel keys signed and 55% of properties signed in 2025 — indicating the growing role of smaller cities and emerging destinations in the country’s hospitality development pipeline.
For Cygnett, Gopalpur fits into a wider expansion strategy centred on brownfield conversions and management opportunities in markets where domestic travel is growing but branded hotel supply remains relatively limited.
Located on Odisha’s southern coastline, Gopalpur has been developing as a regional leisure destination, supported by beach tourism, short-break travel and access to the region’s natural and cultural attractions. The market gives Cygnett an opportunity to establish its value-focused Cozzet brand in a coastal destination while broadening its geographic footprint.

Cozzet Builds its Value-Hospitality Pipeline
Cozzet is Cygnett’s value-focused hospitality brand, positioned around its “Smart, Safe & Sensible” proposition. The format combines functional accommodation, contemporary amenities and standardised service at an accessible price point, targeting markets where organised branded supply has room to grow.
The brand currently has a development pipeline of more than 600 keys, with properties at various stages of development and pre-opening in destinations including Noida, Ayodhya, Amritsar, Jaipur and Arunachal Pradesh.
The addition of Gopalpur further diversifies that pipeline geographically and by demand segment. More broadly, the signing illustrates Cygnett’s approach to building scale through regional business centres, pilgrimage destinations and leisure micro-markets rather than concentrating expansion solely in established hotel markets.
For the group, the opportunity lies in bringing independent or existing assets into a common brand, distribution and operating framework.
