Omaxe Ltd. has partnered with Carnation Hotels to bring 10 hospitality projects, comprising approximately 4,000 keys, under Lemon Tree Hotels’ brand portfolio. The developments span commercial centres, transit hubs and pilgrimage destinations across Uttar Pradesh, Punjab and Haryana.

The projects cover Lucknow, Vrindavan, Amausi, Ghaziabad, Greater Noida, Amritsar, Kaushambi and Faridabad, with commissioning timelines ranging from nine months to five years.

A Sale-Led Development Strategy

The 10 projects represent an estimated investment of ₹4,000 crore within Omaxe’s broader plan to develop 19 hotels across five states. The company intends to follow a sale-led development model, funding project completion through sales proceeds rather than loan financing.

For Omaxe, the partnership extends its real estate portfolio into hospitality while bringing an established operator into the execution and management of its hotel assets.

Neelendra Singh, Managing Director, Lemon Tree Hotels, said the arrangement would accelerate the company’s asset-light growth strategy and expand its managed portfolio across Tier-2 and Tier-3 markets.

The partnership reflects the growing role of developer-operator collaborations in expanding hospitality supply beyond established metropolitan markets, particularly in destinations supported by commercial activity, transport infrastructure and pilgrimage travel.
